"Pre-sale" versus "Custom" Financing

- Custom- buyer purchases land, secures financing, and hires the builder
- There are pro's and con's of each method
Client Expectations
- Square footage of home
- Number of bedrooms, baths, floor plan
- Material Specifications - example- siding, windows, roof, granite, marble
- Establish overall square footage and level of finishes
Preliminary Budget
- Land cost plus loan costs and interest
- Provide client budget numbers- estimates of cost based on similar homes

- Buyer has control over both design and budget of project
Stage Two
Time Line
- Client plans OR Architect Northwest- approx. 60 days for completion of plans
- Septic Design- 6 to 8 weeks for approval before submitted to building department
- Building Permit- 6 to 8 weeks for approval
- Building of Home- 6 to 9 months from ground breaking depending on size and difficulty of home
Initial Costing- after buyer and builder have gone over and agreed on preliminary budget
- Deposit from Client to bid actual plans- $3,000 to $5,000
- Architect and builder to review lot with Client to develop site plan
- Meeting with Client and Architect- elements of preliminary design and budget
- Formal cost breakdown based on plan design
- Priortize what goes into the house and flexibility of budget- make additions and deletions to fit budget
Final Design and Costing
- Final floor plan with revisions and level of finishes
- Final specifications
- Final design and pricing
- Bank appraisal
- Start-up deposit from Client (approx. 5% of building cost)
- Finalize plans for submittal of building permit
- Firm cost number and contract signed
